R8 Technologies
R8 Technologies is a technology company that aims to reduce the energy consumption of buildings without compromising indoor air quality. R8tech’s AI solution offers a web-based software add-on for building management systems (BMS) to optimize heating and air conditioning systems in commercial properties automatically. Using the technology saves an average of 10–20 percent in energy while also significantly reducing CO2 emissions.

Why did we invest?
During 2018, when we made the investment, Pontos saw that there was real potential in the digitalization of the real estate industry to reduce properties’ carbon footprint, increase their handprint and produce cost benefits. The company had carried out a pilot project at that point for our previous portfolio company Viru Keskus, and we were impressed with the results. We saw great potential in the easy-to-use, AI-powered software suitable for large and commercial properties that offered major energy savings benefits. We will continue to invest in real estate technology companies past their growth stage.
The technology continuously oversees and optimizes indoor air, detects system faults and manages the tasks of a property maintenance company. The real estate base managed by the company’s technology totaled nearly 3 million square meters by the end of 2023, and it is used by Clarion Hotel in Helsinki and Viru Keskus in Estonia, among others.
This zero-risk software is directed at commercial properties, i.e. shopping centers, office buildings and hotels.
